Structure:

This apartment is shared by 12 owners. All twelve own shares in a non-profit based in the United States (California TIC), and the apartment is governed via by-laws established under California HOA laws. The maze of French taxes, closing fees, accounting, legal and reporting requirements and so on are handled by the management company. Each investor is simply a shareholder in an American held company giving owners the freedom to sell the real estate down the line or leave it to children and grandchildren. There are two shares remaining for purchase. Time & Calendar: Each of the 12 co-owners has 4 weeks usage per year (two, 2-week segments). Buyers can purchase 2 fixed weeks + 2 floating weeks or an entirely floating schedule. Floating weeks change on a set rotation schedule year after year (which rotates through the seasons).
